I’m going to be opening a retail space in/ near Long Beach Ca.
My business is not likely to have a huge change in sales due to Christmas.
So, if it’s not critical to be open by Christmas, can I wait till after Christmas to sign a lease and expect to get a cheaper rate per month? My thought is that more people are tryingto start retail businesses before Christmas, placing a demand on space. Then after Christmas there will be more businesses shutting down due to normal attrition. So I thought there might be a glut of space available in January driving the average price per foot down.
Is this reasonable, or is the reality different?

We are a family owned business that has a retail food operation and a catering division. We have maxed out our kitchen space. The catering is the fastest growing sector of our business. We have signed a lease for a space for a bigger kitchen and catering offices. We now need to get a loan. What sort of paperwork should we submit to the bank as far as a business plan? How in depth does it have to go? We have a metting on Wednesday.

I heard for home purchasing, there was a law that allows withdrawal within certain period, but, wanted to know if there were a law that allowed signed lease of the retail store to be withdrawn within certain period. One reason is that, decided that retail store wouldn’t work profitably in that trade area.

I only need 800 sq ft. Is the landlord only going to charge me for what I need? Which at $24 sq ft, would come out to 1600 a month, rather than 3200 for the whole space.

My house is in forbearance and someone offered the option of a lease buy back program where an investor comes in and buys my home and then I lease it from him for 12 to 24 months with extra cash out then I would buy it back. Is this safe? Can he just end up keeping my home? Do I pay him rent? Can I buy it back at the same price? I need some advice quickly please. Thank you in advance!

Commercial lease, can I get out of it?

I have a commercial lease on a retail premises it is a 10 year lease with about 8 and a half years to run, break clause at 5 years. When the new owner takes over I will HAVE to sign an “authorised guarentee agreement” covering the landlord should the new owner close down (so I am screwed if they fail or dont work as hard as we did - not fair) My question is:
1) At the break clause in 2 and a half years time if the new tenant decides to keep trading, am I still liable?
2) Is there any way I can say I will not sell the business with that clause?

I anticipated getting an apartment in Cedar Hill, Texas (Dallas area) and put down a security deposit with the landlord. Well, my job offer fell through hence I do not need to move. The landlord is refusing to return my money, and has not stated a reason why. I have not signed a lease, and i did not sign any security deposit contracts stating it was non-refundable. The apartment was held for 60 days but I have not seen anything that would give the landlord the legal right to keep my money. Please help!
