retail lease in dallas?

I need to know how much I would pay for a small retail area, I think max 2,000 sq.ft. (must have water inside- either in a bathroom or kitchen). I don’t know why realtors are so not willing to answer that. I already emailed some of them…Any help? I would prefer Downtown, Oak Cliff (the cool area..). How long would be the contract? What do I need to do and have in order to rent a place?

Of course I already did my homework.. web search, emails, etc. I know this is nothing for realtors so I am not asking for meetings, anything. Just an estimate.

Maybe because they think you should be smart enough to do a little websearching yourself????
You need to contact a realtor with a specific commercial leasing division, tell them what you want and set up a meeting. This is pretty small potatoes to most leasing agents, which is probably why they aren’t answering.
Length of contracts, set up costs and so on are negotiable. Set up an appointment with a commercial realtor!!!

probably because every retail space is different, an owner can try to get what ever they can. if you want to know just call the agents name of of a sign for the retail space you might be interested in.
