I want to lease a retail space at $24 sq ft. at 1600 sq ft, is it common practice to only use what you need?
ByI only need 800 sq ft. Is the landlord only going to charge me for what I need? Which at $24 sq ft, would come out to 1600 a month, rather than 3200 for the whole space.

No, the landlord would almost certainly require you to pay for the entire space - unless you get some really serious concessions as incentive to lease the property. You should look for a different space that more closely matches your needs.
Now, my standing advice to anyone looking for commercial/retail space - get a good broker to represent you!! The cost of the broker’s commissions are paid by the landlord, and you will almost certainly get a better deal than if you try to do this alone. Good brokers can often find you great space that you did not even realize was on the market.
