I need help in leasing a small retail space?

I want to make a small retail cigar shop
and there is lots of available spots
but i’m not sure what kind of things
i could say or ask to get the place
or get a short term lease
to see if business is good in that area.
Most places ask for a 1year and i think thats too much

I have a very good credit score.

any advice/tips?

The best thing to do once you identify a location of interest, is to visit stores in that area and ask them questions about business and your idea. Ask them whether they feel your idea is viable, and if there’s a client base. Don’t worry, most business owners will have no problem being honest with you.

In your email I believe you’re disclosing way too much information. Simply indicate that you’re seeking to rent the space and leave your contact information. Then schedule to meet with them, once you do then the opportunity for negotiation is most likely. In the present economy, most property owners are more likely to be flexible with rental terms.

Just about every place I know of that rents out retail space require a one year lease MINIMUM. No one wants to keep renting out a place several times a year

If you are concerned whether business is good in a particular area, your Business Plan should have told you that.

Sounds to me like you’re setting yourself up to fail - JMHO and YMMV
