How do I open a retail store out of a house?

I am in the process of opening up a retail shop, but I would like to rent a house instead of leasing commercial space. How would I go about doing this? Would most landlords mind if you did this?
I didnt mean I wanted to get a house in a neighbor hood. You know you see flower shops and gift shops that use to be a house but now are shops, thats what I was talking about. I didnt know how to go about doing that

The only problem is if you become successful. Where are people going to park? Are the neighbors going to always want people coming around? What if you have a huge sale after Thanksgiving and people are lined up at 3am just to see YOU?!
Usually they have restrictions about having businesses in a residential neighborhood. It increases the traffic, and with little kids and doggies running around, it generally isn’t safe. They like to keep them apart.
