No you cannot but you can always talk to them about it and offer to compensate them like they would have you had they moved out prior to.

No, you can buy them out and pay their moving expenses to another place, but you don’t get a “pity party” just because you need a place to live. A lease is to protect the tenants from crap like that.

In the state of California you can. I would check other states as well. No one who own a home should be homeless.
In CA you have to give the renters 60 days.

Yes you can. You do need to give them either 30 or 60 days depending on which state you live in, but it’s your home. A landlord can take back his property at any time with the proper notice. You need not give the tenant a reason.
