I have a fully repairing and insuring lease on retail premises.Over several years I have carried out repairs to the roof, but now requires a new roof.It was not new when I signed the current lease.Now the landlord wants to instruct a roofing company to install a new roof and expects me to pay the total bill.

i am about to rent a retail location but landlord wants me to sign a lease, agreed to $3300 per month, then when i see contract he says the 2nd year it will be $3400 per month and 3rd year its $3500 per month. is he trying to ***** me or is this normal?? please help. i thought i would pay the $3300 per month for the entire duration of the contract

I only need 800 sq ft. Is the landlord only going to charge me for what I need? Which at $24 sq ft, would come out to 1600 a month, rather than 3200 for the whole space.

Commercial lease, can I get out of it?
Posted by: | CommentsI have a commercial lease on a retail premises it is a 10 year lease with about 8 and a half years to run, break clause at 5 years. When the new owner takes over I will HAVE to sign an “authorised guarentee agreement” covering the landlord should the new owner close down (so I am screwed if they fail or dont work as hard as we did - not fair) My question is:
1) At the break clause in 2 and a half years time if the new tenant decides to keep trading, am I still liable?
2) Is there any way I can say I will not sell the business with that clause?

I anticipated getting an apartment in Cedar Hill, Texas (Dallas area) and put down a security deposit with the landlord. Well, my job offer fell through hence I do not need to move. The landlord is refusing to return my money, and has not stated a reason why. I have not signed a lease, and i did not sign any security deposit contracts stating it was non-refundable. The apartment was held for 60 days but I have not seen anything that would give the landlord the legal right to keep my money. Please help!

Do I have to honor a commercial lease after going out of business?
Posted by: | CommentsMy lease on this retail space is 5 years, after 2 years I have gone out of business.The lease is for 6500.00 a month to what xtent do I have to honor the lease?The bad economy is the culprit and the landlord is no being nice, infact he is being greedy saying that it is not his fault but I am sincerely out of business and I would not to see my personal property affected.What can I do?

Should I forge our apartment lease to get the gas turned back on?
Posted by: | CommentsThe lease holder of our apartment hasn’t paid the gas bill, and the gas has been shut off, which means no hot water, heat or stove. She does not live here anymore, nor is she in the area. The gas company won’t let us put a new gas bill in another name without lease in our names. The landlord is not very accessible and is on an extended vacation so we have no way to get a new lease anytime soon. I’m tired of taking cold showers.

I have a retail store with one year left on my lease. I am wondering when would be a good time to start talks with the landlord. Should I wait for another 3 months or perhaps 6 months? Or should I let it be known I want to extend it now?

criteria to lease a retail space to establish a business ?
